This 576 Sq Ft Home was built in 1973, and is located in Aguila, AZ.  Aguila is a rural farming area located approximately 25 miles West of Wickenburg.  This home is on a large flat 4.8 Acre Parcel with an additional RV Hookup on the property.  This property has been on the market for almost two years.  One possible negative, is that this property is located in a Designated Flood Plain.  This means that future use of the property may by highly regulated.  It was initially listed at $89,000, and is now down to $69,000.

The above 3 properties give you an idea of what is available in the way of “Fixer Uppers”.  Now, the other option is to look at the vacant land listings.  I have picked 5 different vacant land listings to give you an idea of what is available in vacant land.  The are as follows:

1) 4 Acres for $40,000 in Congress, AZ:  This parcel is Private, Flat and Useable.  It has a shared well and electricity is already in.  It has beautiful views and minimal CC&R’s are in place.

2) 2.17 Acres in Congress for $49,900:  This parcel has water and power to the lot.  This parcel just happens to be adjacent to the Congress Home Listing mentioned above for 2.7 acres.

3) 1.2 Acres in Morristown for $18,000:  This parcel is a smaller piece and in Morristown just off of Hwy 60.  This parcel has a shared well in and power to the lot.

4) 1.25 Acres in Aguila for $20,000:  This is a flat lot in Aguila with paved roads, water and electricity.  A portion of this lot is also located in the floodplain.

5) 2.29 Acres for $38,000 in Morristown:  This listing is within walking distance of the Elementary School.  Water will be supplied through a private water company.
