CHARLES TOWN — Recent signs in the Jefferson County real estate market shows that, “things are looking better.”
Dianna Thorsell is a realtor with ERA Liberty Realty’s Charles Town office.
“It’s a buyer’s market,” said Thorsell.
“First time buyers don’t have to put money down on homes. They can get 100 percent financing.”
Thorsell said it’s sad the government let people lose their homes in foreclosures, but it’s a wonderful time for buyers.
There is a high inventory of residential, attached and detached homes for sale.
Thorsell said the Metropolitan Regional Information System (MRIS) listing shows 410 for sale.
“Since January 1, 382 homes have been sold in Jefferson County,” said Thorsell.
Due to the economy, home sales average $187,979 compared to last year’s $203,696.
One of the big issues is that homes aren’t appraising the way they should because, Thorsell says, “There is nothing to compare them to because of the foreclosures and short sales.”
New construction has begun again in Jefferson County, according to Thorsell.
“For a period of time we didn’t have any construction at all. The start of building again is a good sign of change.”
Jackie Lewis is a broker for Green Tree Realty of Shepherdstown.
Lewis says sales are going very well.
“We have new listings — sellers seem to be pricing them right. They are moving reasonably quick,” said Lewis,
Lewis said the listings the company has had for a length of time don’t seem to be selling.
“The sellers aren’t reducing prices. I think they are holding out hoping that a buy will come along.”
Lewis said she is seeing a lot of activity that the agency hasn’t had for about three years.
“We are holding around 80 homes for sale in the Shepherdstown area. I’ve been doing this for 30 years and I can’t remember what the normal figure would be,” said Lewis.
Lewis said houses listed under $200,000 are what are selling.
“Right now it’s hard to sell a house listed at $300,000 or above.”
According to the Real Estate Business Intelligence (RBI), $12.2 million in house sales were recorded from Jefferson County in July 2010.
The volume sold in July 2011 was $9.2 million.
